iDownsize is an exciting, new property matching platform for Australian’s over 50 who want to downsize real estate.
Most downsizers prefer to buy first before they sell, but finding suitable homes is hard. This is because 25 per cent of all properties for sale never make it to the big real estate websites. They’re sold off-market instead.
iDownsize provides access to this ‘hidden’ list of properties. We make it easier to find suitable homes to buy, so you can then sell and downsize with confidence.

Downsizing is the process of selling your existing larger home to purchase a smaller home to live in for your retirement. The process of downsizing typically releases home equity to free up cash, and creates a better lifestyle for the older homeowner. In recent years state and federal governments have also introduced a range of powerful concessions and financial incentives. Most people are unaware of these, but they often provide further monetary benefits for potential downsizers.
There are no fees payable by downsizer homeowners to use the platform. We will make money by charging fees to the real estate agents who choose to participate in the service.
An off-market property refers to a property that is not publicly listed for sale. Instead of being advertised through traditional channels like real estate websites or listings, real estate agents sell off-market properties through private negotiations or networks. These properties might be available for sale, but the sellers prefer a more discreet approach, often to maintain privacy or to test the market before fully committing to selling. Off-market deals can offer advantages to both buyers and sellers, including reduced competition and the potential for more flexible negotiations.
A Downsizer Ad is a bit like a free classified ad. It’s where you post selected details of your downsizing situation, and what kind of property you are seeking. Importantly, the ad is anonymous. So you can try the iDownsize for free and view suggested homes without real estate agents or third parties contacting you.
The default setting for users on iDownsize is that others on the platform can’t see who you are, or your address. When you join, our system automatically creates an avatar and pseudonym for you. This is an alternative user name and profile image that you will go by on the platform. When other users view your Downsizer Ad, they only see these details - not your real name or photo.
When you see a property to buy that you really like, you can request to ‘unlock’ full details. Only at this point when there is a match will some of your details be viewable by the real estate agent (and then only that agent). You and that local agent can then discuss the unlocked property, but the agent will never know your address unless you provide it voluntarily. If you decline to unlock a property, then none of your details will be revealed to the agent and they continue to only see your alternative user name and avatar.
In addition to matching you to properties, the platform features an interactive downsizing checklist. This is handy for managing all the tasks typically involved when downsizing from one home to another.

When you sign up to join iDownsize, our system will run an automated valuation model (AVM) to provide an estimate of your current home value. The estimate is not a full property valuation, it is generated using the latest property data (banks often use the same kind of data to determine home values for lending purposes). Your free home value estimate appears in your user dashboard after joining iDownsize, and is yet another reason to sign up.
If your home is located in the city or suburbs, and is a standard property for the area, it is generally very accurate. If your home is in a rural or remote location, or the property is non-standard, then the estimate can be less accurate.
